The number one, most important thing in our opinion, when obtaining your mortgage is that you should visit a lender that has ties to, and knows the Sarasota housing market. If you are from out of the area, you should visit an institutional lender which has an office near you, as well as an office here in Sarasota, or you should call/visit a local mortgage broker. We have had bad experiences when clients have received mortgages from on line sources or through a brokerage outside the area due to the fact that they are not familiar with local procedures and laws. In the State of Florida contractual deadlines must be followed very closely or you may risk losing the deposit you put down on your future home. The problems we have had with out of town and on line lenders that our clients had used is that the lender totally ignored deadline procedures or stuck in unexpected fees at the last minute when nothing could be done about them.
