When you are working with me to buy your new home I want to be sure that everything goes as smooth as possible. I am of course in control of all the points related to finding and purchasing your home, however it is up to you to handle all the financing details. I can offer you advice so that you feel some comfort in who you are working with and know that your transaction will go smoothly.
The number one, most important thing in my opinion, when obtaining your mortgage is that you should visit a lender that has ties to, and knows the Sarasota housing market. If you are from out of the area, you should visit an institutional lender which has an office near you, as well as an office here in Sarasota, or you should call/visit a local mortgage broker like Michael Saunders Mortgage lenders. I have had bad experiences when clients have received mortgages from online sources or through a brokerage outside the area due to the fact that they are not familiar with local procedures and laws. In the State of Florida contractual deadlines must be followed very closely or you may risk losing the deposit you put down on your future home. The problems we have had with out of town and on line lenders that our clients had used is that the lender totally ignored deadline procedures or stuck in unexpected fees at the last minute when nothing could be done about them.
